How We Work
Pre-Construction Getting Started: We are hired as the general contractor for the entire project - We then work with the homeowner to develop (and) program the construction work description - At the end of planning; we develop the sale price for the entire construction project.
*We invest considerable admin time, therefore we charge an hourly cost-estimating fee for a verbal, or written Price Quote* The fee is credited back at Construction Closing.
First: We develop the job working-together with the homeowner; We program the entire job with a complete Work Description and Specifications and all Material Selections. Second: We price the job and establish the construction timeline after all material selections are finalized and priced in-writing from our vendors including all required Labor to perform the entire Work Description.
As-a-policy, We Do Not cold bid - We may offer a ballpark quote for viability only. Cold bids are inaccurate in both the job cost and the construction timeline - Cold Bids are based upon a similar job in a different house for a different homeowner with different specifics, goals and requirements. A ballpark quote is for viability only.
For a * hourly fee, we develop the job, we price-quote the job.
Optionally: we also offer cost-reimbursement hourly billing (pay-as-you-go weekly) in lieu of a Pre-Construction Job Development Phase as mentioned above. Ask about Cost-Reimbursement billing at our first, in-person meeting.
The *fee (Job Development) is credited back at the construction closing when JW Fine Remodeling is the prime geneeral contractor for the entire construction project.
